The region is split up into several sectors, ranging from large, widespread fields to flourishing metropolitan areas. The northwest area is home to the Mississippi River, which recedes starting from Minnesota, before stretching across various states such as Wisconsin, Iowa and Illinois. Other notable landmarks around the state include the F. Scott Fitzgerald house, Lutheran Christ Church, the Hull-Rust-Mahoning Open Pit Iron Mine and the St. Croix Boom Site, just to name a few.

The state's major cities include Minneapolis, which is its largest city, along with the capital of Saint Paul, Eden Prairie, Osseo, Rochester and Burnsville. The surrounding major counties situated in Minnesota are Hennepin County, Olmsted County, Stearns County, Anoka County and Carver County.

Minnesota's burgeoning economy thrives on the production of livestock, with its hefty contribution to the state, resulting in half of the agriculture industry's income. Other important products include dairy, cattle and hog, along with eggs and turkeys. Minnesota's production of crops is largely concentrated on corn and soybeans, in which the state is highly known for, along with potatoes and peas. The commercial fishing industry generates its profits through the regular exportation of carp, catfish and buffalo fish. Much of this activity occurs in the Mississippi River, where much of this seafood can be found. The manufacturing industry's most profitable sector is in the production of computer equipment, along with the packaging of food products, such as vegetables, frozen goods and dairy products. Other areas include the production of stationary goods such as paper and tape, along with the production of equipment for transportation vehicles.

The housing market in Minnesota displays promising figures, proving to be a strong market for low-priced Minnesota foreclosure homes. In Minneapolis, average listing prices are currently sitting at $149,900, which is a decrease of over 23 percent as compared to this time last year. Minnesota home foreclosures also contribute to over 22 percent of overall household sales, a trend that has spread across the majority of the state's major cities.

Minnesota Foreclosure Laws

The state of Minnesota allows both judicial and non-judicial foreclosures. In the case of a judicial foreclosure, the lender must file a court action (known as a Lis Pendens) against the borrower (homeowner). If the homeowner does not respond to or challenge the Lis Pendens, then the court can rule against the homeowner and schedule a foreclosure sale of their property.

A non-judicial foreclosure, which is more common in Minnesota than judicial foreclosure, occurs when a homeowner's mortgage contains a Power of Sale clause. This provision allows that if the homeowner is in default, the lender may pursue a foreclosure sale of the mortgaged property without having to consult a court. The lender must alert the homeowner by mail if such a sale is scheduled.

In any situation, the homeowner has the power to halt the foreclosure process by paying off the indebted amount plus any additional fees at any point up until the date of sale.

A Notice of Sale must be published in a local weekly newspaper for at least six weeks before the foreclosure sale is to take place. This notice must include: the original loan amount, the current amount of default, a description of the property, the time and location of the sale, and the redemption period for the homeowner. A copy must also be presented in person to the homeowner at least four weeks in advance of the sale date.

The foreclosure sale is conducted by the Sheriff, and usually run in the style of a public auction. The property is awarded to the highest bidder at the auction, who (unless it is the lender) must be prepared to provide the entire payment immediately. Once payment is incurred, the Sheriff issues a Certificate of Sale to the winning bidder.

Although the Certificate of Sale essentially transfers all ownership unto the winning bidder, the original homeowner does retain a right to redemption. Under Minnesota foreclosure law, the homeowner is typically allowed six months in which to redeem, although some mortgages allow a twelve month period. In either case, the homeowner must pay the full amount of the winning bid as well as any additional costs in order to reclaim ownership.
