Is 2026 Becoming a Better Time to Buy a Home?

The U.S. housing market is changing in 2026. Buyers have more homes to choose from, sellers are becoming more realistic about prices, and some major markets are seeing home values decline.

But there’s a catch: mortgage rates have climbed again.

Home Prices Are Falling in Some Markets

ATTOM data reported by CBS News found that median home prices declined year over year in 39 of 129 major U.S. metro areas during the first quarter of 2026.

Florida had several markets experiencing declines. Cape Coral-Fort Myers stood out, with prices falling approximately 9% from a year earlier.

That doesn’t mean prices are falling everywhere, but it shows that buyers in some markets are gaining leverage.

Buyers Have More Choices

Inventory has also improved. According to Realtor.com data cited by Yahoo Finance, active listings had increased year over year for 30 consecutive months.

Sellers are adjusting, too. In May, 17.5% of active listings had a price reduction, while many sellers have begun pricing their homes more realistically from the start.

More inventory and motivated sellers can give buyers something that was difficult to find during the housing boom: room to negotiate.

But Mortgage Rates Are Rising Again

Financing remains the biggest challenge.

According to Freddie Mac, the average 30-year fixed mortgage rate reached 7.40% on October 8, 2026, up from approximately 6.52% in June.

That’s a significant increase in only a few months and can substantially raise a buyer’s monthly payment. So while buyers may be able to negotiate a better purchase price, they still need to carefully consider the cost of financing.

What About Foreclosures and Fixer-Uppers?

This changing market could create interesting opportunities for buyers searching for foreclosures, pre-foreclosures and fixer-uppers.

More inventory, softer prices and greater negotiating power can benefit buyers willing to look beyond move-in-ready homes.

And not every fixer-upper is a foreclosure. Traditional homes requiring repairs or renovation can also offer opportunities, particularly when sellers are motivated.

Of course, a low asking price doesn’t automatically make a property a bargain. Repair costs, financing, insurance, taxes and comparable home values should all be considered.

Is Now a Good Time to Buy?

For some buyers, yes – but the opportunity depends heavily on the local market and financing.

The market has become more favorable to buyers in many areas: more homes for sale, more negotiating power and softer prices in some cities.

At the same time, mortgage rates above 7% make affordability a serious consideration.

For financially prepared buyers who can find the right property at the right price, however, 2026 may offer opportunities that were much harder to find during the housing boom.
