But Omaha, Nebraska\u2014a city with affluent residents\u2014does not follow this trend, as it had a median home price of just $270,000 in the final months of 2024, approximately 37% lower than the national median of $428,281.<\/span><\/p>\n<p><span style=\"font-weight: 400\">Jeff Rensch, associate broker at NP Dodge Real Estate, says Omaha\u2019s luxury real estate market typically starts at $1.5 million. And the city\u2019s millionaire buyers are mainly drawn to three neighborhoods: Fairacres, home to historic properties; Regency \u2013 District 66, valued for its top-tier schools; and Linden Estates, which began development in the 1990s.<\/span><\/p>\n<p><span style=\"font-weight: 400\">Thanks to Omaha\u2019s strong presence of large companies and corporations, including the headquarters of Berkshire Hathaway, its high-end buyers tend to be professionals such as lawyers, doctors, top executives, financiers, and highly successful business owners\u2014many of whom live with their families.<\/span><\/p>\n<p><span style=\"font-weight: 400\">Fairacres, one of the three most sought-after neighborhoods, is a small and exclusive enclave about five miles west of downtown. Its homes, built mainly in the early 1900s, showcase classic styles such as Tudor, Colonial, Georgian, and Craftsman, with top-tier craftsmanship.<\/span><\/p>\n<p><span style=\"font-weight: 400\">Then there\u2019s Regency \u2013 District 66, located about four miles west of Fairacres, covering 2,000 acres and including approximately 900 homes.<\/span><\/p>\n<p><span style=\"font-weight: 400\">Finally, Linden Estates, six miles north of Regency, consists of around 120 custom-built residences.<\/span><\/p>\n<p><span style=\"font-weight: 400\">Among these three highly valued areas, Fairacres Road stands out as Omaha\u2019s most sought-after residential street. As a result, homes here are typically priced 5% to 10% higher than comparable properties in Fairacres, partly due to their beauty and the charm of their buildings.<\/span><\/p>\n<p><span style=\"font-weight: 400\">Looking further west, 20 to 30 miles from downtown, wealthy buyers are also searching in neighborhoods such as Bluewater, Newport Landing, and West Shores, where newly constructed luxury homes are situated next to artificial lakes.<\/span><\/p>\n<p><span style=\"font-weight: 400\">To conclude, Mr. Jeff Rensch advises all luxury buyers looking for a property in Omaha to work closely with a well-connected real estate agent.
