The State of Wisconsin is found in the Midwest of the United States and has borders with other States, such as Minnesota and Michigan, and also a border with Lake Michigan. The State capital of Wisconsin is the city of Madison, although its largest city is that of Milwaukee. The total population for the state is estimated to be around six million. As with all the other States in the United States, the State of Wisconsin is broken down into different counties and this particular State consists of 72 counties. The State has a lot of borders with natural features, three with rivers, (such as the Montreal River and the grand Mississippi River) and two with lakes, (Lake Michigan and Lake Superior). The State is heavily influenced by natural features, and is divided up into five distinct regions by them. One of them is the Lake Superior Lowland. which is an area of land running along the border with Lake Superior, which is flat due to the lake. The Northern Highland is another one of the regions which is filled with huge forests. Other regions include the Central Plain and the Eastern Ridges Lowlands.

Wisconsin is a distinctly average State when it comes to wealth, with the average income of a household being around $44,000 and the national average is very similar at $42,000. It is also just as close in terms of income per family, the difference between the two averages being less than $2000. Whereas the average prices for homes are just under the national averages, with the median value for homes in Wisconsin being around $112,000 and the average is just under $120,000, but it is still close. The average home in Wisconsin is selling for under $100,000 this quarter.

Wisconsin Foreclosure Laws

While Wisconsin allows both judicial and non-judicial foreclosures, judicial foreclosures are much more common. The process begins when a lender files a suit in court (known as a Lis Pendens) against a defaulted borrower (homeowner). Notification of the suit must be provided to the homeowner and all other affected parties (including Junior Lien holders, etc.). The court then weighs the case, and if it rules in favor of the lender, the homeowner is given a short period of time in which to pay off the default amount owed to the lender. This period of time varies greatly depending on the mortgage date and terms, as well as the property's size and occupancy status. It can range anywhere from six to twelve months. If this time passes without payment, a foreclosure sale is scheduled.

The court also provides the stipulations concerning how the sale is to be advertised, but not Notice of Sale may be published until at least ten months after the initial court ruling.

The county Sheriff conducts the foreclosure auction on the date in question. Anyone can bid, and the property is awarded to the highest bidder. The outcome of the sale is then confirmed by the court, at which point the winning bidder must provide the remaining balance of his bid. If the balance is not paid within ten days of the confirmation, the deposit is forfeited and another sale is scheduled.

No deficiency judgments are allowed because if the property sells for less than the original mortgage amount, the court will not confirm the sale. In this case, a resale will be held, and a minimum bid established.
