Kansas is located in the central region of North America, featuring a population of approximately 2,853,116 people. The state's landscape is comprised of rolling plains along the east, which recedes across to the west and is split up into a number areas. The Dissected Till Plains is located northeast and is comprised of high-rise cliffs and mountain ranges, as a result of rivers and streams cutting through the sector. The South Eastern Plains reach towards the south of the border; its region largely consists of flat terrain with few elevations. The Great Plains encapsulate the majority of the states western region, rising to nearly 4,000 feet above sea level at its peak.
Kansas' economy relies considerably on the production of its agriculture. The most important part of the industry is its livestock which is comprised of cattle and calves; this accounts for almost 60 percent of the industry's revenue, making it an important factor of the areas livelihood. In terms of crops, Kansas is the highest contributor towards North America's wheat production; other grains produced in the state include corn, hay and soybeans. The service sector, businesses and established firms within local communities boast a high earning of revenue for the state. Located in the metropolitan areas of Kansas, local and state businesses such as private health care, hotels, call centers and repair shops each contribute greatly to the state.
The state's major cities include Topeka, Wichita, Kansas City, Overland Park and Lawrence, with Wichita being the largest city and Topeka established as the state's capital. Notable counties in the state include Douglas County, Leavenworth County, Reno County and Shawnee County. Topeka's housing market is currently strong, with the potential for bargain prices on Kansas foreclosures increasing among recent trends. Median listing prices went down 5 percent compared to last year, sitting at just below $115,000 on average. Wichita maintains a similar position, displaying the same price as Topeka, yet is down 11.5 percent in comparison to the previous year. With these trends, Kansas home foreclosures also display similar positive results among our listings.
The state of Kansas allows judicial foreclosures only. If a borrower (homeowner) is found to be in default, a lender can file a Notice of Default with the county court to foreclose on the homeowner's property. The Notice of Default is then delivered to the homeowner or published in a public forum, such as a newspaper. The homeowner has 20 days in which to respond or contest the Notice of Default. If the homeowner des not do so, the court can rule them legally in default, at which point the homeowner is given ten days in which to provide payment. If payment is not received within this time frame, a foreclosure sale of the property is scheduled.
Before the foreclosure sale can occur, a Notice of Sale must be published in a local, weekly newspaper for three weeks. The final notice must appear one to two weeks before the sale is to occur.
The foreclosure sale is conducted in the style of a public auction, at the end of which ownership of the property is awarded to the highest bidder. The auction is usually conducted by the Sheriff and takes place at the county courthouse. The winning bidder is presented with a Certificate of Sale.
The original homeowner retains the right to redemption, although the time allowed in which to claim redemption is subject to the amount already paid toward the mortgage loan. If the homeowner has already paid at least 1/3 of the mortgage loan at the time of the foreclosure sale, they are allowed up to one full year in order to redeem ownership. If less than this amount had been paid, which is most often the case, a period of up to three months may be allowed for redemption. In order to redeem, the homeowner must provide the amount of the winning bid plus any additional costs that might have accrued.
