<p>Freddie  Mac has over 1.5 million homes for sale at any one time. These are obtained as  a result of the previous buyers defaulting in the loans.</p>
<p>In  April last year, they were planning to sell of 300 homes in Southern <strong>California</strong>  and <strong>Las Vegas</strong>. The quick sale would allow buyers to receive an $8000 tax credit  for first time buyers.<br />
Freddie  Mac still wants to prevent foreclosure and in a time when the housing market is  far from stable, they have been able to keep over 132,000 American families who  are struggling financially to either be able to stay in their homes, or sell  them on rather than lose them. When the foreclosures are sold, they are sold at  very low prices, so anything that can be done to stop that is to be welcomed.</p>
<p>Once  a home has been lost, however, Freddie Macs need to sell it to the next buyer  as soon as possible. In 2009, they gave a deal that would have made it much  easier to buy a house. As well as agreeing to cover the closing costs, they  also gave a free two year home warranty to cover all major appliances and also  the possibility of buying new ones with a 30% discount.</p>
<p>3.5% of  the cost of the house will be covered as a result of Freddie Mc paying the  closing costs.In 2010,  it does appear that things are beginning to improve, as the amount of bad loans  began to decrease. While this is good for many people, builders are being  affected as people are choosing to buy a foreclosed home rather than have major  renovations on their own or even go for a new build.The  number of available properties might decrease if people realized the cost  involved in a bank foreclosing on a loan. While some lenders will put the  figure at between 20 and 25% of the loan, Freddie Macs put a figure of $60,000  on it. They also consider that 68% of low income owners could be spared the  problem if they admitted that they had a problem at an early stage. For  owners who did this in 2009, <strong>Freddie Mac foreclosures</strong> arranged loan modifications, Home Affordable Modification Program and this helped some 42% of the 16,000  properties. Figures improved in the last  part of the year, but they were still at 29%.Only time  will tell if the HAMP program works. </p>

A <a href="http://www.foreclosurelistings.com/content/foreclosures/foreclosure/everything-you-must-know-about-bankruptcy.htm"><strong>bankruptcy</strong></a> judge (federal) is yet undecided about allowing a Texas company, Carmel Land &amp; Cattle Co. permission to foreclose on a golf course just outside Las Vegas. The loan involved amounts to $15 million. There are two golf courses in Lake Las Vegas resort and one of them, Fall is facing foreclosure trouble. Judge Riegle deferred the final order till the 15th of January 2009. There are concerns because a water pumping station that is essential for eastern Henderson development is situated inside the premises of the property to be <a href="http://www.foreclosurelistings.com/content/foreclosures/foreclosed-properties/foreclosed-properties-owned-by-lenders.htm"><strong>foreclosed</strong>. The previous owner of the resort, Ron Boeddeker had guaranteed the $15 million credit and foreclosure proceedings will cost him a lot.</p>
<p>An attorney representing Lake Las Vegas opined that the foreclosure course was of no consequence to the bankrupt companies as keeping the same entailed financial burden for the debtors.<br />
Tom Weiskopf was the designer of the Falls. It had been built at a cost of $30 million. In 2008 the loss had been $1.9 million and it is apprehended that this amount of loss will increase to $2.9 million in 2009. This is according to paper filed by the executive vice president of Lake Las Vega, Robert LaForgia.<br />
The director of Real Estate Transactions and Developments of Boeddeker’s Transcontinental Corporation, John Plunkett Jr. said that the golf course was not running at a loss but was rather making profits. He had based his calculations on the dues of the club and other financial adjustments.<br />
Byrm Lee Jr., the legal representative of Transcontinental said that if the golf course were surrendered many would lose their jobs. It would also negate the chances of the finances of Lake Las Vegas being built up again.</p>
<p>The Lake Las Vegas resort stretches across 5.6 square miles and lies approximately 17 miles south east of Las Vegas strip. In it are a casino, two hotels and 1,600 residential units that have been completed.</p>
<p>The Lake Las Vegas Joint Venture sought out the protection of Chapter 11. The report stated that there were debts ranging from $500 million to $1 billion. The assets added up to $100 million and $500 million. Two hundred and sixty workers are employed – most of them being stationed at the two golf courses, Falls and Reflection Bay.</p>

<p>Apart from taking foreclosures as an yardstick there is another method related to correct valuation of the house. Undervalued houses do not always mean a sound investment. For instance a house in Detroit may be relatively cheap but the economic atmosphere here is bleak and this tells on the market. If Detroit had more jobs then the picture would have been different. </p>
<p>The other cities that measured up to quality of life as regards local economy are Raleigh and Oklahoma where <a href="http://www.foreclosurelistings.com/content/foreclosures/foreclosure"><strong>foreclosure</strong></a> numbers were low while economic climate was also good.  </p>
<p>The next point of focus was how <a href="http://www.foreclosurelistings.com/content/real-estate"><strong>real estate</strong></a> had been performing since 2006. In no city had there been big jumps but nevertheless in San Antonio prices had increased between 2006 and 2007 by 8.24%. Thus this city carries far less risk than others like Sacramento where prices had dropped during the same period by about 10%. </p>
<p>Having sifted through all these angles it was now necessary to see the gap between average prices and the foreclosure prices from reliable data to find out where the largest discounts were being offered by the banks. Stubborn sellers will not negotiate but cling on to their demands. Those who want to short sale are the best options for here the house is offered at a price that is less than the loan amount. On this count Charlotte is a good bet. Here the houses of <a href="http://www.foreclosurelistings.com/content/foreclosures/foreclosed-properties/foreclosed-properties-owned-by-lenders.htm"><strong>foreclosed</strong></a> units are 28% below the average thus causing an average saving of $56,874. It is nothing to be ignored in a market where the average sale price stands at $147,299. </p>

It is more difficult nowadays to get credit for financing new schemes. The Cosmopolitan Resort and Casino as well as the Plaza Casino and Hotel are in troubled waters. There is a strong opinion that these projects may never be completed.</p>
<p>It has been reported that Bruce Eichner’s firm, 3700 Associates LLC, which owns The Cosmopolitan, is about to be <a href="http://www.foreclosurelistings.com/content/foreclosures/foreclosed-properties/foreclosed-properties-owned-by-lenders.htm"><strong>foreclosed</strong></a> upon by its main lender, the Deutsche Bank. Eichner has commented that the bank is working with him to find new avenues through which to finance his project without losing speed. But it seems that the new financiers are not easy to find. In January, a $760 dollar loan default was declared by the bank. It has also said that it will go ahead with <strong>foreclosure</strong> proceedings, although no final date has been announced. Eichner too was silent about having or not having received a foreclosure notice. The company involved with the construction, Perini Building Corporation, has said that would not stop its ongoing work even though an agreement was reached with Deutsche Bank. The cost of the casino, which is next to the Bellagio, would climb up to $3 billion.</p>
<p>Plaza officials are scheduled to appear before the <a href="http://www.foreclosurelistings.com/lview.php?state_sg=NV&amp;county_name=CLARK"><strong>Clark County</strong></a> Commission in order to reply to reports that have been published saying that the project will be kept on hold. The Plaza is being built after the famous Plaza Hotel of <a href="http://www.foreclosurelistings.com/list/NY/"><strong>New York</strong></a>. The Elad Group, comprising of many Israeli investors, are the owners of the planned Plaza Casino and Hotel. Reports have been published in Israel saying that, because of the credit crunch in the US, the project might have to be kept in abeyance. The Elad group, however, insists that the news is just an incorrect rumor and that the project will be completed on time. The overall cost of the project may go as high as $6 billion.</p>
<p>At one time, it was thought that no recession or recession-like situation could touch establishments like casinos. But the enormities of these types of investments have made them vulnerable to many outside forces, like recessions. The gambling must be equally on a grand scale to make it run. Any old client will not do – they must be jumbo corporations with tons of money to spend. Their likes must fill the rooms’ everyday to keep the joint oiled and running. Otherwise, there will be risky leaks.</p>

This public service announcement running 30 seconds will be broadcast over television and radio stations throughout the state this week. A hotline telephone number will be made available for all to note.  </p>
<p><a href="http://www.foreclosurelistings.com/listings.php?state_sg=NV">Nevada</a> ranks first in <a href="http://www.foreclosurelistings.com/content/foreclosures/foreclosure-listings">foreclosure listings</a> with a proportion of 1:165. The latest figures show a worse situation – 1:154. This relates badly with the national average of 1:555. Foreclosures affect all – the borrower, the <a href="http://www.foreclosurelistings.com/content/foreclosures/foreclosure/the-definitions-and-types-of-lenders.htm">lender</a>, the state, the county as well as the city. All these combined naturally has a telling effect on the nation. Renters are neither spared. They too get hurt. Without knowing anything suddenly somebody knocks on the door and tells them that foreclosure is closing in. The rapid growth of Nevada is the root cause for its rapid fall today.  </p>
<p>Reid and Buckley make up a mobile team forever on the move trying to liaison between lenders and borrowers for an amicable viable solution to the foreclosure problem. They have helped hundreds in Nevada. During a stop at Las Vegas about 600 came calling. They have been able to help about 300 victims. Their schedule of two hours was extended to five. One senator said that it was an eye opener to learn that from lenders that the borrowers are in such a traumatic state that they do not respond to telephone calls. The worst thing they are doing is not to do anything. The toll free number connects the borrowers with Nevada Fair Housing Center and other bonafide non-profit counselors. Care must be taken that in the process of seeking help they do not fall into the clutches of scammers. </p>
<p>Burks, the president of Nevada Fair Housing Center says that the response has been unexpectedly tremendous. This is a good sign. The people have realized that there are foreclosure escape routes.  </p>
<p>Henry Paulson, US Treasury Secretary said on Monday that the agreement regarding temporary freezing of rising interest is about to be announced and enforced. Appointing Paulson is one of the best things Bush has done – although it took some time for him to make up his mind.  </p>

<p>Christine Young based in Henderson is just one among the many boiling in the cauldron. Her property unit consisted of a 2,000 square feet four bed roomed house. About a year ago she had refinanced it under the impression that she was moving into a fixed <a href="http://www.foreclosurelistings.com/content/mortgages"><strong>mortgage</strong></a> scheme. But that was not so in reality. Within a year the ARM shot up beyond her means. It is $700 more with the due date of 1st September looming ahead. Christine squarely puts the blame on predatory <strong>lenders</strong>. They shrewdly trapped her to sign a <strong>mortgage</strong> that she had tried desperately to avoid. The smart ways of the <strong>mortgage</strong> agent made her gullible to his sales talk. At that time she thought him to be a nice honest fellow.</p>
<p>There are thousands of Christines across the length and breadth of the country ready to tell the same tale.<br />
<a href="http://www.foreclosurelistings.com/listings.php?state_sg=NV">Nevada</a> ranks first in the foreclosure race. The filings have gone up by 93% from what it was the previous year.</p>
<p>Last Friday President Bush detailed steps the federal government would take to help the besieged borrowers. He repeatedly assured that his focus was not to save the <strong>lenders</strong> and speculators who are also in the red. He emphasized that this operation will give Americans with a good credit past, but cannot bear the burden of recent rises, to <a href="http://www.foreclosurelistings.com/content/mortgages/save-money-by-opting-for-a-refinance.htm"><strong>refinance</strong></a> into <a href="http://www.foreclosurelistings.com/content/mortgages/mortgage-rates/fha-helps-buyers-and-families.htm"><strong>FHA</strong></a> mortgages that are insured.</p>
<p>Pam has yet another story to tell. She had put her house on the market shelves many months previously. She was hoping to sell before the house <a href="http://www.foreclosurelistings.com/content/foreclosures/foreclosed-properties/foreclosed-properties-owned-by-lenders.htm"><strong>foreclosed</strong></a>. In this way of direct selling she calculated on cutting down her losses. The initial asking price was $389,000 but now she has climbed down to $299,000. It meant her losing $90,000. Even then she would be lucky to sell it off right now without further loss.</p>
<p>The plans of President Bush will not help the Christines or the Pams because even if sanctioned it will not come fast enough to stop more heads from rolling.</p>
