Drastically lowered property prices, massive  amounts of defaulted mortgages, and deceptive and sometimes illegal business  practices by home lenders have caused many to pause seriously prior to  considering making a new home purchase. </p>
<p>The  recession has produced thousands of homes that sit empty due to foreclosures.  Banks are eager to get these unproductive properties off their books, so with  home prices still low, present times can be called a buyer&rsquo;s market. However,  many of these houses have stood vacant for a considerable time, and have been  vulnerable to vandalism, being temporarily and illegally occupied by squatters,  the effects of wind and rain, and simple neglect, so the buyer often needs to  be committed and able to making substantial repairs to bring these homes back  up to code. With cash in hand, there are amazing deals to be found all over the  country. There are thousands of listings for foreclosed homes in every state,  some as low as $10,000 or less. </p>
<p>However,  the fact that many foreclosures by mortgage companies are in dispute and under  scrutiny by federal and state regulators is something that potential buyers  should consider carefully. For example, GMAC foreclosures were halted in 23  states in September 2010, although some of the states have since rescinded the  stay recently. The problem is often that the foreclosure was rushed through by  personnel which were unqualified for the job, had no idea what they were doing  as they rubberstamped forms, and often legal issues such as notary stamps were  neglected. Even worse, many of these foreclosed properties&rsquo; loans were packed  and sold to secondary companies to finish the process, so that the original  lender could recoup some of their original outlay. Frequently, it has been  discovered especially with GMAC foreclosures that essential paperwork is  missing from the files, casting the validity of the foreclosure in serious  doubt. Still, it is simple to get lists of available properties from GMAC by  contacting local GMAC realtors, and values are there to be had. Winter can be fierce and if you are not prepared then it could cost you a lot of money or cause you to have a serious inconvenience. </p>
<p>Many people don’t know that they need to winterize their vehicle.  When you winterize your vehicle, you take it in and flush out all of the coolant.  The coolant is for the air conditioning system to keep the vehicle cold.  You only need this in the summer because you won’t be running your air conditioner during the winter months when the temperatures are below zero.  When you get your vehicle winterized, the technicians will put anti-freeze in it.  This works to keep the car from freezing in freezing temperatures.  You have to use anti-freeze or your engine will take a beating and it could cost you hundreds of dollars. </p>
<p>Winter also means that you have to do quite a bit for the home to get ready too.  If your home is setup on a propane heating system then you will have to be sure your propane tank is full and ready to go.  Many people run their propane down to a very low level and you don’t want to be without heat.  A propane tank can cost up to $600 to fill, so be sure you have enough money to fill it.   </p>
<p>Heating your home in the winter may mean hanging blankets in hallways to secure the warmth to certain rooms if there are places the warm air can escape.  Be sure you have plenty of space heaters if your heating system is too expensive.  It is also good to have an alternative heating system for your home because if you lose power due to a bad snow storm, you don’t want to freeze.  Plenty of blankets are nice but a fireplace is even better.  You can install a wood stove in a home for as little as $500. </p>
<p>Winterizing your home also means you need to change out the windows.  Be sure that your windows are sealed properly so there is no cold air coming into the home. The more secure the windows are, the lower your heating bill will be because the heater will not have to work so hard to meet the set temperature.  If your windows are thin and you do not have winter windows then you might think about putting plastic over the windows.  This can help lock out the freezing temperatures.  It will not lock the cold air out entirely, but plastic will sure help.  You can buy an entire roll of plastic at your local hardware store for as little as $10.  All you need is a staple gun to secure the plastic around the exterior of the home. </p>
<p>If you rely on a pellet stove or a fireplace for your heating system then you also need to be sure that you have not acquired any visitors that have taken up residence in the chimney.  It is common for birds to make a nest or even for squirrels and raccoons to make their way inside of them.  Always inspect and be sure that your chimney is free and clear of debris before you get started.  Be sure to stock up early on pellets or begin cutting wood early so you are fully prepared. The last thing you want to happen is to get caught off guard because winter came early and you haven’t any firewood or pellets for the pellet stove.</p>

<p>There are many banks which give the borrowers some time to get the money. If the borrower is not able to pay the amount to the bank, the bank takes the possession of the property. The time given to the borrower is known as pre-foreclosure stage. One way to get the money for the money lender is that, you as a borrower can sell the house which is been purchased. You will have to be very fast in terms of selling the house that you have seeing to that you are not selling your house on a loss. </p>
<p>So, under the time given to you, as a borrower, if you are not able to pay the money back to the money lender, as a result the bank would take the possession of the property. Then bank will take your house or the other possession and try to sell it to get the money paid. </p>
<p>There are reasons whey the bank wouldn’t keep the property of the borrower. They are as follows.<br />
&bull; The work of the bank is not purchasing and selling property, its work is to sell only <a href="http://www.foreclosurelistings.com/content/mortgages/loans-can-make-the-home-dream-easier.htm"><strong>loans</strong></a> and get the money back with the given interest.</p>
<p>&bull; This shows that the bank is not able to take proper decisions in giving money to the right borrowers. Thus, they show their poor decision making system of the bank.</p>

In such a situation the bank might go in a loss. Till the time the bank keeps the possessions of the borrower, they will have to pay the taxes leading them to loss.</p>
<p>&bull; The work of the bank is to get the money which is supposed to be taken from the borrower. As it doesn’t happen then it becomes a burden for the bank to take the possessions of the borrower. But, they have to do it.</p>
<p>So, because of these reasons the bank will try to sell the property as quick as possible. Here the other financiers can try to get some advantage of the sales. As the bank has to do quick sales of the property, the financiers give some amount of money less as compared to the market price. </p>
