			<content:encoded><![CDATA[<p>The husband of Carlene, John Balderrama is reflecting and going over the incidents that led to the <strong>foreclosure</strong> related suicide of his wife. </p>
<p>On that fateful Tuesday afternoon John had a premonition of something going wrong when Carlene called him on his cell phone. She just told him to return home immediately and abruptly rung up. Balderrama is a plumbing expert working for a construction company based in <strong><a href="http://www.foreclosurelistings.com/lview.php?city=DENVER&#038;county_name=DENVER&#038;state_sg=CO">Denver</a></strong>. He was at his work site in Andover when his wife called. Sensing trouble he kicked off in his truck driving hard for an hour to reach his home at <strong><a href="http://www.foreclosurelistings.com/lview.php?state_sg=MN&#038;county_name=LYON&#038;city=TAUNTON">Taunton</a></strong>. He was met by the police on his front lawn. In a haze he remembered half noting the foreclosure auction notice posted on the door of his modest house. </p>
<p>In respond to his anxious queries he was told that his wife was dead!  54-year-old Carlene lay inside the house in the basement. The wound appeared to be self-inflicted. It was a shotgun blast from one of John’s hunting rifles, which he used to keep, locked in a case. Initially he thought she was murdered. John recalled that she was allergic to rifles. He kept them because on in November for seven days he would go hunting deer with his buddies. He was surprised that she managed to find the keys and load the gun. </p>
<p>The news of Carlene’s foreclosure related suicide hit the headlines across the globe. Official investigation is still continuing. </p>
<p>Just an hour before the police came upon her body, Carlene had faxed a letter to her <a href="http://www.foreclosurelistings.com/content/foreclosures/foreclosure/the-definitions-and-types-of-lenders.htm"><strong>lenders</strong></a>, PHH <a href="http://www.foreclosurelistings.com/content/mortgages"><strong>Mortgage</strong></a> Corporation of <strong><a href="http://www.foreclosurelistings.com/listings.php?state_sg=NJ">New Jersey</a></strong> telling them in no uncertain terms that if they <a href="http://www.foreclosurelistings.com/content/foreclosures/foreclosed-properties/foreclosed-properties-owned-by-lenders.htm"><strong>foreclosed</strong></a> upon her house they would find her dead. The suicide note also had another line, which was not initially released at the time of the news flash. It read, “I hope you’re more compassionate with my husband and son than you were with me.”<br />
John continues to stay in the house with their 24-year-old son.</p>
<p>The PHH had cancelled the foreclosure auction that was scheduled to be held that day at 5 pm but it is not clear whether it was done before or after receiving the fax. Neighbours did not know about the shooting but they noticed that people were coming to bid at the foreclosure auction. </p>

<p>Many experts opine that it is the debt culture that ultimately led to the <strong>foreclosure</strong> crisis. The banks are being accused of fuelling the debt culture of USA.</p>
<p>It was the Fallon Worldwide advertising firm that coined the catchy slogan “Live Richly” to lure the people into house equity <a href="http://www.foreclosurelistings.com/content/mortgages/loans-can-make-the-home-dream-easier.htm"><strong>loans</strong></a>. Initially many were wary of it – the genii that would teach the people to live beyond their means. But the slogan won the day. The genii was let loose – the forerunner of the <strong><a href="http://www.foreclosurelistings.com/content/foreclosures/foreclosure-crisis">foreclosure crisis</a></strong>.</p>
<p>The advertisement cost something to the tune of $1 billion as it thumped around the heads of people from 2001 to 2006. The people were brain washed to take house equity loans to live richly. One advertisement slyly suggested allowing the idea to sink in –“There’s go to be at least $25,000 hidden in your house. We can help you find it.” This is the beginning of the foreclosure story.</p>
<p>Till the other day these second loans were taken only as a last resort when there were no avenues left open. Today these loans have become the fashion – thanks to the shrewd ubiquitous propaganda operations of the banks.</p>
<p>Falling behind payments at record levels the entire country is enslaved by the genii of foreclosure. None of it would have been possible without the willful involvement of the <a href="http://www.foreclosurelistings.com/content/foreclosures/foreclosure/the-definitions-and-types-of-lenders.htm"><strong>lenders</strong></a>. They have spent billions in advertising to revise the very language of house loans pushing the American psyche towards debt. Being in debt has become something to be proud of. Today the banks too are paying the price for such chicanery. The genii of foreclosure has not spared them either. The countless numbers of <a href="http://www.foreclosurelistings.com/content/foreclosures"><strong>foreclosures</strong></a> are dragging them down into the nightmare of credit crunch. The advertisements actively encouraged Americans to get into debt.</p>
<p> The other dangerous slogans were “Is your <a href="http://www.foreclosurelistings.com/content/mortgages"><strong>mortgage</strong></a> squeezing your wallet? Squeeze back” or “The smartest place to borrow? Your place.” In another advertisement there was a wheelbarrow with the line – “The easiest way to haul money out of your house.” The house was described in one as the “the ticket to whatever your heart desires.” Another one teased –“ You’ve put a lot of work into your home. Isn’t it time for your home to return the favor?” In 2004 a popular advertisement stated that for dreams to happen the best way is to use the home. All this screaming opened the doors to the foreclosure mess of today. </p>

There were 813 <strong>foreclosure</strong></a> postings – the second highest in the state. It was a drop of 2.5% from 834 filings that had been listed during the last quarter of 2007. <a href="http://www.foreclosurelistings.com/lview.php?state_sg=CO&#038;county_name=DENVER&#038;city=DENVER"><strong>Denver</strong> had the highest postings – 2,042. Weld came second with the foreclosure rate being 1:102. Across the state the rate was 1:159. </p>
<p>According to Matt Revitte of ProRealty the figures point to rough days ahead – “there’s still pain to be had” he said. <a href="http://www.foreclosurelistings.com/content/mortgages"><strong>Mortgage</strong></a> lender Angel Fuchs said that the numbers should not be a cause of surprise. It was expected, considering the entry of new set of adjustable <a href="http://www.foreclosurelistings.com/content/mortgages/mortgage-rates"><strong>mortgage rates</strong></a> being reset.</p>
<p>Across Colorado State there was an increase of 23% in foreclosure activity during the first quarter as compared to that of the previous year of 2007. Foreclosure postings increased by 6% from last quarter of 2007. During the first three months of the current year there were 11,630 foreclosure listings – an increase from 10,995 recorded during 2007, last quarter. In 2007 first quarter there were 9,443 foreclosure listings. During the whole year 39,915 <a href="http://www.foreclosurelistings.com/content/foreclosures"><strong>foreclosures</strong></a> had been noted.  </p>
<p>It is predicted that foreclosures will spike by 15% in comparison to 2007. It increased by 40% during 2007 and by 30% during 2006.</p>
<p>In Weld County thee were 442 foreclosure sales. Due to change in foreclosure laws it will not be able to collect sales data until the latter half of the year. More time is being now given between sale notice and auction proceedings. </p>
<p>Rivitte says that despite all this, sales have picked up. This is because of the silver lining behind the foreclosure clouds. It is presenting a great opportunity to many. With prices at an all time low one can buy affordable houses. This is the time for renters to check on their credit ratings and qualify for various schemes that are encouraging purchasing of houses. </p>
<p>Foreclosure is a judicial process. When the borrower lags behind in payment the lender seeks the permission of the court to foreclose upon the mortgaged house. . Accordingly a court auction is held. If that fails then the banks repossesses the unit and tries to sell directly. With innumerable <a href="http://www.foreclosurelistings.com/content/foreclosures/foreclosed-properties/foreclosed-properties-owned-by-lenders.htm"><strong>foreclosed</strong></a> weighing them down the banks are now offering huge discounts. </p>

During the first quarter the total was 5,586 and during the second quarter it rose to 6,322. Each state has different foreclosure laws. In Colorado a unit can be sold at auction to a third party or the lender after 45/60 days from the date of filing the foreclosure notice.</p>
<p>During the first three quarters of this year 19,025 houses in Colorado have been sold at foreclosure auctions. In 2006, during these three quarters 15,112 units had been sold. 2007 has seen the highest number of sales since the Department of Housing has been keeping track of numbers from 2003.</p>
<p>Foreclosure is a legal process involving many steps. There is the possibility that all the numbers filed do not end up in auction sales. In the first, second and third quarters of 2007 the number of foreclosure filings were 9,443, 10,017 and 9,500 respectively. During the first three quarters of this year 28,960 filings had been listed. In 2006 the total number during this same time period was 28,435.</p>
<p>The information has been collected from County Trustee offices of Colorado. Foreclosure numbers decreased in the third from the second quarter in Adams, and Denver counties by 22% and 17% respectively. The trend was slowing down also in Pueblo and <a href="http://www.foreclosurelistings.com/list/TX/EL%20PASO/">El Paso</a> Counties.  But in Weld, Jefferson and Boulder County it rose by 15%, 8% and 28% respectively.</p>
<p>The foreclosure crisis was triggered off by the housing boom, which had been fueled by a frenetic buying of houses by taking easy <a href="http://www.foreclosurelistings.com/content/mortgages/loans-can-make-the-home-dream-easier.htm">loans</a> from the sub-prime mortgages. There have been 10,017 new filings – which makes it 6% up from the first quarter. Colorado is thus showing a 25% rise in this year. There is apprehension that before the year dies out the numbers will further increase with many ARM’s waiting in line to join the ranks. It will not be easy to sell properties. This is one of the main factors for the increase in numbers. </p>
<p>Most of the trouble spots are concentrated in <a href="http://www.foreclosurelistings.com/lview.php?state_sg=CO&#038;county_name=ADAMS">Adams</a> and <a href="http://www.foreclosurelistings.com/lview.php?state_sg=CO&#038;county_name=DENVER">Denver</a> Counties. In the former the last six months has seen a 19% rise and in Denver 10%. In other counties there had hardly been any appreciable change in foreclosure</a> figures. In the Front Range Counties the number of <a href="http://www.foreclosurelistings.com/content/foreclosures/foreclosure-auction">auction sales rose. Auctions are held for selling off the property 45/60 days after the initial foreclosure filing. The grace period of allowing the borrower to make one last attempt to clear dues is then finally closed. </p>
<p>In <a href="http://www.foreclosurelistings.com/lview.php?state_sg=CO&#038;county_name=ARAPAHOE">Arapahoe County</a> during the second quarter foreclosure numbers saw a decrease of 6% but an increase of 13% in sales from the first quarter. In <a href="http://www.foreclosurelistings.com/lview.php?state_sg=CO&#038;county_name=PUEBLO">Pueblo</a> County the trend was similar with listings going down by 5% but sales numbers going up by 13%. Activity is acute on the Front Range stretching from <a href="http://www.foreclosurelistings.com/lview.php?state_sg=CO&#038;county_name=LARIMER">Larimer</a> to Pueblo County. Adams County topped the list with one filing for 45 units. In Denver and <a href="http://www.foreclosurelistings.com/lview.php?state_sg=CO&#038;county_name=WELD">Weld</a> Counties the ratio is 1:60 and 1:62 respectively. <a href="http://www.foreclosurelistings.com/lview.php?state_sg=CO&#038;county_name=BOULDER">Boulder</a> County ranked last in the Denver metro region with 1:264.  </p>
<p>The highest is in Pueblo County (excluding Denver and Weld) with 1:48. In <a href="http://www.foreclosurelistings.com/lview.php?state_sg=CO&#038;county_name=GARFIELD">Garfield County</a> the number is at a comfortable 1:506 making it tops in the least number of delinquencies. La Plata recorded 1:479. The national figure is 1:181.  </p>
<p>The new statistics contradicts those released by a pioneer <a href="http://www.foreclosurelistings.com/listings.php?state_sg=CA">California</a> based online tracking group which had showed up high Colorado numbers. The Colorado Division of Housing continues to criticize the release of misguiding numbers that have been painting Colorado red. </p>
