We all have our financial dilemma’s that we want to avoid. It is important to avoid a foreclosure because it will affect your credit, so let me give you steps to take;
• Prevent the filing of a “notice of default” – once you file that form, it will go on record and it stays on file, so if you ever bought another home or get another loan, it will come up in the process. A “notice of default” protects the lenders not you, so avoid filing and try and rectify the situation.
• Don’t be embarrassed – Don’ t worry about letters, respond to them no matter how embarrassing it may be. It is better to respond than to react, because it can cost you your home.
• Pay your bill on time – When it is time to make your payments, make them on time. If your payment is due on a certain day, you don’t have to wait for that day, you can pay ahead of time which will show sufficiency and commitment.
• Payment arrangements – Your lender is not your enemy, they want to help you, because foreclosures not only cost you but them to. If you have part of the money and not all of it…make an arrangement with your lender and agree to it and be sure that you follow it through.
• Terms of your loan – If you need to change or make an adjustment to your loan the lender may be able to freeze the interest so your bill will not increase, and it will enable you to come current with your payment.
• Back Payments – For any delinquent payments you can add any late payments to your last payment of your loan and continue making your regular payments. This method is called re-amortize the loan.
• Cooperate with the Lenders- Whatever payment arrangements that the lenders give you should cooperate and follow through to the end to avoid a foreclosure procedure.
• Avoid scams – never give your information out to anyone over the phone that says they will help you get out of debt. There are numerous of scams that are set up to see you fail.
• Agreements – If you talk to a resource other than your lender, do not sign any agreements until you have it looked over carefully by your attorney.
